Bankside Mix

Blue Fin Building on Southwark Street

The development

Bankside Mix, previously known as Bankside 123, is an exciting new development which forms part of the major regeneration project in partnership with Southwark Council and Land Securities.

This project comprises of a major mixed use development scheme consisting of three buildings covering 800,000 sq ft on Southwark Street, London SE1. It provides office, retail and leisure accommodation. The entire office space of building 1, now called the Blue Fin Building, has been acquired by IPC Media and the office space in buildings 2 and 3 has been pre let to the Royal Bank of Scotland.

The estate also provides 62,000 sq ft of retail space for 20 individual shops including Marks and Spencer, CafĂ© Amano, Leon, Viva Verde, Joy and the Bankside Health Club.

The Section 106 Agreement

Southwak Street Bridge east poured linesThe planning permission for the scheme signed in 2003, secured s106 planning obligations to the value of £3,290,000.

The agreement funds a programme of local regeneration projects with a range of economic, social and environmental benefits.  

These projects include

  • Bridge refurbishments on the main gateway entrances to Bankside including Southwark Street East Bridge  
  • Innovative pieces of public art such as Poured Lines and Monument to the Unknown Artist 
  • A lighting strategy for Bankside with numerous lighting projects implemented through the area including Great Suffolk Street and Cathedral Square 
  • Pedestrian signage to improve ways of moving visitors around London and Bankside
  • Investment in open space improvements, land securities forms part of the steering group for the Bankside Urban Park and have worked with Bankside Open Spaces Trust to invest in underdeveloped open spaces in the area
  • Supporting community centres such as Bankside Community Space and Blackfriars Settlement
  • Investment in a number of local schools and projects to benefit young people    
  • Opportunities for work placements and training, including the council's much celebrated Construction Work Place Co ordinator scheme in partnership with Bovis Lend Lease through the building London creating futures project. Other work placement programmes have included an arts and culture work place co ordinator programme and a scheme to reduce the barriers to education and employment

Project of the year

Bankside Mix not only raises the bar in terms of regeneration benefits for Borough and Bankside but also for property development and architecture. Bankside Mix won the "Project of the Year" award from Building magazine and was recently unveiled at the London Festival of Architecture which explores and celebrates the capital's streets buildings and spaces.
